    Real Property Collateral

    Every loan is backed by South Florida residential real estate insured against catastrophic events. Real estate is a tangible and measurable asset with established market value.

    Residential collateral is what separates a private mortgage from an unsecured yield product. The security is a specific, appraisable house in a market with observable comparable sales — value can be measured before capital is committed and re-measured at any point during the term. Title verification confirms the claim is first, and insurance protects the physical asset against catastrophic events, so the protection rests on the property rather than on a borrower's balance sheet alone.

    Defined Short Term

    Balloon notes run 8–14 months, typically 12–14, keeping capital working efficiently. You know exactly when principal and interest will be returned.

    Appreciation-driven investing asks the investor to be right about price and about timing. A defined-maturity note asks neither: the term is 8–14 months, typically 12–14, and the repayment date is written into the documents at closing. Capital is committed for a known period, then returned, which allows an investor to plan around liquidity instead of waiting for a favorable exit window.

    Fixed Rate, No Surprises

    The interest rate is locked at origination. Your return is calculated from day one, completely independent of market volatility.

    The rate is fixed at origination — defined in the documentation of each transaction — so the total interest for the full term can be calculated on day one. Nothing about that calculation depends on interest-rate moves, index levels, or public-market sentiment during the term. What changes between opportunities is the collateral and the term, not the arithmetic of the return.

    Licensed Lending Partner

    Loan origination and servicing is managed through a licensed lending company with full regulatory oversight.

    Local market concentration and regulated origination work together. Loans are originated and serviced by a licensed lending company operating under applicable Florida law, which underwrites the borrower, prepares the instruments and administers payments. Because IHIG operates only in the three South Florida counties it knows directly, appraisal, title work and closing are handled by professionals the firm works with repeatedly rather than by unfamiliar parties in unfamiliar markets.

    Full Legal Documentation

    All investment agreements, loan notes, and property warranties are executed with full legal documentation and complete transparency.

    Investors receive the executed closing package for their specific transaction: the investment agreement, the loan note, the mortgage instrument and the property warranties. Documentation matters because it is the mechanism of enforcement — it identifies the collateral, states the rate and maturity, and establishes recourse in the event of default. Transparency here is practical, not cosmetic: the investor can read exactly what they hold.

    Low Loan-to-Value Ratio

    No more than 20% of the property's appraised value is loaned. The property would need to lose 80% of its market value before your capital is at risk — a substantial buffer that protects investors even in adverse market conditions.

    A maximum 20% loan-to-value means the outstanding principal is one-fifth of an independently appraised value, leaving an 80% cushion in the collateral. That ratio is the reason a short-duration loan can be conservative: even a severe market correction would leave the property worth substantially more than the amount lent against it.
